Location

Business park Hogeweg 5 is strategically located in the Netherlands and has a unique accessibility due to the many access roads from the Netherlands and Belgium. Hulst is adjacent to the Antwerp Mainport, which is easily accessible via the E34. Via the adjacent national roads N290 and N258 you can reach the Canal Zone Ghent-Terneuzen within 20 minutes. The current supply chains here are organized through the Ports of Antwerp, Terneuzen, Ghent, Vlissingen, Zeebrugge and Rotterdam and the regional airports in the vicinity.

BUILD-TO-SUIT

A new development project on business park Hogeweg V in Hulst, near the Port of Antwerp (approx. 35 km). The total intended floor area is over 118,000 m² and can be divided into four or eight different units with office space and mezzanine. In accordance with the current concept floor plan the object is divided into two buildings (see appendix). The development is ideal for a logistics campus. Partial letting is also possible. The layout and floor plans of the building can be tailored to the tenants wishes.

Floor Area

The total floor area of the building is over 118,000 m², including mezzanine and office space. There are two variants for this project, where the campus variant is divided over eight units and the XXL variant over four units.

  • Free stacking height approx. 12,2 m¹ (between main trusses);
  • Main grid size 22,8 m¹ (in the width of the building);
  • Storage area: maximum floor load 50 kN/m², maximum point load 90 kN;
  • Expedition area: maximum floor load 25 kN/m² (depth of expedition area approx. 17 m¹);
  • Flatness of the concrete floor according to DIN18.202 Zeile 4;
  • 1 electric operable loading-dock per 850 m² floor area with electric hydraulic leveler leveller with a dynamic load capacity of 60 kN;
  • Dock shelter with bumpers and dock numbers;
  • Per unit 1 overhead door, dim. 4 x 4,5 m¹ with connection to ground level;
  • Prefab concrete plinth, height 4,5 m¹ at the loading and unloading area, other height 2,4 m¹, above concrete plinth sandwich panels;
  • Facade insulation Rc 4,5 m²K/W;

  • LED lighting 200 lux (+ 1 meter), based on 4 aisles per main grid 22,8 m¹ equipped with switched motion detectors;
  • Sprinkler system, type ESFR and provided with an inspection certificate;
  • Heating system with ecofans (no less then 15 °C);
  • Fire alarm and evacuation system, fire hose reels.

Mezzanine

  • Construction, consequence class CC I;
  • Free height under floor is approx. 5,0 m¹;
  • Depth of mezzanine floor max. 12 m¹;
  • Flatness of the concrete floor according to DIN18.202 Zeile 4;
  • Maximum floor load 7,5 kN/m²;
  • Floor provided with balustrade and 2 tilting fences per 10.000 m² GFA;
  • LED-lighting (1 per 100 m² GFA) 250 lux (+ 1 meter), optional to be equipped with switched motion.

Offices

  • Separate entrance per office per unit;
  • Smooth concrete / screed floor suitable for finishing with carpet floor coverings;
  • Suspended ceiling with LED lighting, average light output of 500 lux, switched on motion detectors (1 per 40 m² GFA);
  • Metal stud partitioning walls;
  • Aluminum window frames with insulating glazing HR ++;
